This Foster City deck had an old stain present. We power washed it with the aid of a biodegradable stain remover. Some of the old stain did not come off. At that point the customer decided to have Cal Preserving sand the deck and preserve it with a lightly pigmented semi-transparent stain. The deck will not require sanding again for many years.
